Ask for a written scope, not just a price
A number on its own tells you nothing. Inside cupboards, inside appliances, window tracks and balconies are the four items most often excluded from a cheap quote and charged as extras once the crew is on site. If the quotation names the rooms, surfaces and exclusions, you can compare two companies properly.
Be sceptical of a firm price given over the phone
Nobody can see grout condition, extractor grease or balcony drains in a photograph. A quote given without an inspection is an estimate, however firmly it is stated, and estimates move. An on-site inspection costs you nothing and removes the argument later.
Check who actually turns up
Directly employed and insured teams behave differently to day-labour subcontractors, because the company carries the consequence of poor work. Ask whether staff are employed by the company you are paying, and whether they are insured for damage.
Ask what happens if something is missed
The useful question is not whether they guarantee the work but what the remedy is. A company that will return and fix a miss without argument is worth more than one with a longer feature list.
Ask for evidence, not description
Before and after photographs of the actual work are the simplest accountability there is. Any company confident in its work can produce them, and it costs nothing to ask before you book.
Confirm the crew size and the finishing time
Most overruns and rushed finishes come from sending too few people. A two-bedroom apartment deep clean needs two to three cleaners for four to seven hours. If the plan is one person for three hours, the price is low because the job is smaller than you think.
