Gypsum and Partition Work in Dubai

Partitions, false ceilings and gypsum plastering by fit-out crews on our own payroll — measured, scoped in writing, and cleaned up properly at the end.

The short answer

Gypsum partitions, false ceilings and plastering in Dubai: boards specified for the room they go in, framing set out from a measured survey, and joints given the drying time they need before anything is painted.

Most gypsum work fails at the joints, not at the wall. A partition goes up in a day and looks finished; six months later the tape line has cracked because the compound was painted before it had dried, or because a single-layer build was asked to do a double-layer job.

So the sequence matters more than the speed. We measure, specify the board for the room it is going in, set the framing out properly, and give the jointing the time it needs. If that means the job runs a day longer than you hoped, we will say so at the survey rather than discover it at handover.

what we install

Boards, systems and finishes

Regular boards

Standard interior walls and ceilings in dry rooms — bedrooms, living areas and corridors.

Moisture-resistant boards

Treated for humidity, used in bathrooms, laundry rooms and kitchens where a standard board would fail.

Fire-rated boards

Reinforced glass-fibre cores where the layout or the building requires a rated partition.

Single and double layer

Single layer for a straightforward divider; double layer where you want the acoustic separation and the rigidity.

False ceilings and mouldings

Multi-layer designs, curved panels, recessed lighting slots, cornices and arches.

Gypsum plastering

A paint-ready surface applied straight onto block or concrete, without the curing time sand-cement needs.

How long the work takes

A single room partition or wallOne to two days to frame and board, then one to three days for jointing, taping and drying.
A three-bedroom apartment reconfigurationThree to seven days for standard partitions and false ceilings across roughly 1,200 sq ft.
A larger office fit-outTwo to three weeks, depending on the room count and how much MEP has to be coordinated.

Finishing sets the pace, not framing. Jointing, taping and drying are what decide when a wall is ready to paint.

Where a partition needs more than a partition

A new wall usually brings other trades with it: a socket that has to move, a light switch on the wrong side of the new doorway, a duct that now serves two rooms instead of one. We run electrical, plumbing and AC work in-house, so that is coordinated rather than subcontracted and the wall is opened once.

why us

Four things that decide the finish

Technicians who do this daily

Interior fit-out and finishing crews on our own payroll, not a subcontracted gang assembled for your job.

Materials from named suppliers

Board, framing and jointing compound specified and recorded, so you know what is behind your wall.

Clean execution

Cleaning is our origin trade. Dust is contained while we work and the space is left properly clean at handover.

Scope in writing first

Someone measures the space, writes down what it needs, and you sign it off before anything is cut.

questions

What owners ask before booking

Once the joints are taped and fully dry, which is usually one to three days after boarding depending on humidity and how many coats of compound the finish needs. Rushing this is the single commonest cause of cracked joints later.

A single-layer partition reduces sound; it does not stop it. For a home office or a bedroom created out of a larger room, a double-layer build with insulation in the cavity is what actually works.

Usually, with the landlord's or the building's written permission. Several communities also require the work to be registered with the developer. We will tell you what your building needs before we start.

Yes. Our own electricians run the conduit and fit the sockets and switches while the wall is open, which is far cheaper than opening it again afterwards.

Often, yes. It gives you recessed lighting, hides ducting and cabling, and improves how the room reads. It also costs you ceiling height, so it is worth discussing before committing.

Framing is noisy for a day or two; jointing and sanding are dusty. We contain both, work the hours your building permits, and clean at the end of each day rather than at the end of the job.
