AC Duct Sanitisation in Dubai

Antimicrobial treatment of a duct run after it has been mechanically cleaned — the second half of the job, and useless without the first.

The short answer

Antimicrobial treatment of a duct run after it has been mechanically cleaned — the second half of the job, and useless without the first.

Sanitisation is what happens after the debris is gone. Once a duct run has been mechanically cleaned under negative pressure, an antimicrobial treatment addresses what remains on the surfaces of the ductwork, the coil and the drain pan.

Applied to a dirty duct it does almost nothing: the treatment coats the dust rather than the metal. This is the single most oversold service in the Dubai market, and we will tell you plainly when a property needs mechanical cleaning rather than a spray.

how it is run

Four things that decide the result

Only after cleaning

We will not sanitise a duct that has not been mechanically cleaned. It would be taking money for an effect that does not occur.

Coil, tray and drain

The three places microbial growth actually establishes, treated as part of the same visit.

Products rated for ducting

Treatments appropriate for air-path surfaces, applied at the correct rate, with data sheets available.

Photographed

Access points documented before and after, because none of this is visible from the room.

Where it applies

  • Antimicrobial treatment of supply and return ductwork
  • Cooling coil face and fins
  • Condensate tray and drain line
  • Grilles, diffusers and filter housings
  • Flexible duct sections and plenum boxes
  • A written record of products and areas treated

Why it matters

The air path is the only part of a property that touches every room. Whatever establishes on the coil or in the first metres of ductwork is distributed, several times an hour, to every occupied space. That is why a musty smell at start-up is worth acting on rather than masking, and why treatment belongs on clean metal rather than on settled dust.

How we carry it out

  • Mechanical cleaning completed and verified first, with photographs at the access points
  • System isolated and the treatment applied through the run at the correct rate
  • Coil face, condensate tray and drain line treated as part of the same visit
  • Filters renewed, grilles refitted dry, and the products used recorded for you
questions

Asked about this

Cleaning first, always. Sanitisation is worth adding where there has been growth, a smell, a leak, or an occupant with a respiratory condition.

It is not permanent. It addresses what is there now; keeping it that way is about filters, drainage and humidity.

Yes, with the stated re-entry time observed. We use products rated for air-path surfaces rather than general disinfectants.

In writing after an inspection, with every item named. The visit costs nothing.
