Indoor Air Quality

Coils, Drain Pans and Why They Need Attention

The coil and the drain pan sit in the wettest, darkest part of your air system. That is exactly the environment microbial growth prefers.

What matters, and why.

Why the coil matters

A dust film across the coil face insulates it, so the system works harder and cools less. Damp dust is also a growth medium.

The drain pan and line

Standing water in a pan with a slow drain is the most common source of a musty smell on start-up. Clearing and treating the line is routine work that is routinely skipped.

What we do

Chemical washing of the coil fin by fin, the drain pan cleared and treated, the line flushed and flow tested, and the blower wheel cleaned separately.

Where our limits are

We clean and report. Diagnosis of a health condition belongs to a doctor, and any formal microbiological testing belongs to an accredited laboratory.

If this is something you would rather hand over, our AC duct cleaning and air quality is scoped at an inspection and confirmed in writing before any work begins. We will also tell you when a job does not need us.

Questions

Answered plainly.

Annually for most UAE systems, more often after a fit-out or where filters are neglected.

Not always. A dry trap, a blocked extract or a nearby drain can produce the same complaint. We look before treating.

If the coil is loaded, measurably. If the cause is refrigerant charge or a failing compressor, it will not, and we tell you.
