Do you provide maintenance contracts for Dubai buildings?
Yes. City Walk Cleaning Services provides annual maintenance contracts, planned preventive maintenance, SLA-backed response, CMMS asset management and risk-based maintenance planning across Dubai, Abu Dhabi and Sharjah. Every contract starts with a site survey and an asset register.
- Site survey before any contract is agreed
- Fixed written scope and schedule, no charges added later
- Trained, insured, directly employed teams
- Documented completion record after every visit
Five ways we structure a maintenance contract
Annual Maintenance Contracts (AMC)
A yearly contract covering the assets you name, at the frequency you agree, with the scope fixed for the term.
Book an inspectionPlanned Preventive Maintenance (PPM)
Scheduled work that prevents failures, rather than callouts that react to them.
Book an inspectionSLA-Backed Maintenance & Response
Response times written into the contract, measured every month, and reported whether we hit them or not.
Book an inspectionCMMS & Asset Management
A tagged asset register and a maintenance history that belongs to your building, not to your contractor.
Book an inspectionRisk-Based Maintenance & Asset Criticality
Not every asset deserves the same attention. Criticality scoring puts the budget where a failure would actually hurt.
Book an inspectionWhat a maintenance contract with us actually contains
A contract is only worth what is written into it. Ours names every asset covered, the frequency each one is visited, who attends, what gets measured, and what happens when something fails outside a scheduled visit. Anything not named is not covered, and we say so plainly rather than leaving it ambiguous until the first dispute.
Hard FM and soft FM under one contractor
Soft FM is cleaning, housekeeping, waste and pest control. Hard FM is the AC, MEP, plumbing, electrical and fabric work that keeps the building running. Splitting them across two contractors is where most coordination failures start: each blames the other for the same ceiling stain. We hold both, with one supervisor and one point of contact.
Why the asset register comes first
Before a schedule can be honest, someone has to walk the building and list what is actually there: every FCU and AHU, every pump, tank and distribution board, with location, make, model, age and condition. Most portfolios we take over have never had this done, which is why their previous contract was priced on assumption rather than fact.
Maintenance contracts, your questions answered
Yes, and that is the point of holding both. Soft FM and hard FM under one contractor removes the coordination gap where a cleaning issue and an AC issue get blamed on each other.
Both. Villa portfolios, individual buildings and multi-site commercial clients. The contract structure is the same; the asset count and the reporting depth change.
Yes. We start with a condition survey so responsibility for pre-existing faults is documented before we take anything on. Taking over a building without that survey means inheriting problems you did not cause.
All 109 communities across Dubai, Abu Dhabi and Sharjah that we already service, with the same crews and the same supervisors.
