After a Leak: What Has to Happen and In What Order

The window between a leak stopping and mould starting is short. What you do in the first two days decides how much of it you have.

What matters, and why.

Dry first

Extraction and air movement before anything else. Cleaning a wet substrate achieves nothing; drying it prevents the problem you would otherwise be treating.

What has to be removed

Saturated insulation, wet gypsum below the water line, and carpet underlay. These cannot be dried in place reliably and holding onto them is a false economy.

Then clean and treat

Surfaces cleaned and treated once dry, with moisture readings confirming the substrate before anything is closed up.

Then rebuild

Reinstatement last. Closing a wall that is still wet is how a small leak becomes a large remediation a year later.

If this is something you would rather hand over, our mould treatment and deep cleaning is scoped at an inspection and confirmed in writing before any work begins. We will also tell you when a job does not need us.

Questions

Answered plainly.

Days rather than hours, depending on materials and the volume of water. Readings tell you, not the calendar.

Usually. Dated photographs and moisture readings at each stage are what a claim needs.

Often yes, depending on the area affected and the equipment running.
